What we arrange
Asset finance
Asset finance lets a business acquire essential equipment, from vehicle fleets and farm machinery to aircraft, without paying the full cost upfront. You pay regular instalments over an agreed period, spreading the cost and protecting cash flow. Unlike a traditional loan it is secured against the asset itself, which can also help with additional funding needs.
Bridging finance
A bridging loan is a short-term solution that bridges the gap between buying a property and securing long-term finance or completing a sale. Typically taken over 12 months, often without early repayment charges beyond the first three months' interest. Interest is usually rolled up and repaid at the end of the term. Lenders focus on the value of the security and a viable exit, such as a sale or remortgage. Ideal for buying before you have sold, or for purchasing and refurbishing a property that is not yet mortgage-ready.
Portfolio finance
A portfolio mortgage is for landlords with several buy-to-let properties. It consolidates all of their property mortgages into a single loan with one account and one monthly payment. Usually used by landlords with at least four properties, though it can start with as few as two. It simplifies management and treats the portfolio as a business.
Trading business finance
A trading business mortgage helps business owners buy or refinance the premises they operate from. It can also be used to remortgage an existing property on better terms, particularly where the business's financial performance has improved. Like a residential mortgage, it is repaid in monthly instalments with interest from a high street bank or specialist lender.
Residential investment
Residential investment mortgages are for investors and landlords buying residential property to rent out. They typically carry higher interest rates and need a larger deposit than a standard residential mortgage. Much like buy-to-let, they are often taken through a limited company, with the focus on properties intended for rental income.
Commercial investment
A commercial investment mortgage is for buying or refinancing commercial or semi-commercial property that is let to tenants. It works like a residential buy-to-let but is tailored to commercial property. Lenders look at your credit history, financial position and letting experience, along with the strength of the property, demand, and the lease terms and tenant.
Semi-commercial
A semi-commercial mortgage covers property that mixes residential and commercial use, such as a shop with a flat above or offices with living accommodation. Offered by commercial lenders for both purchase and remortgage. Some lenders offer lower rates depending on the ratio of residential to commercial space, though factors like shared access can affect eligibility and pricing.
Development finance
Development finance is short-term funding, typically 6 to 24 months, for residential or commercial development projects. It covers buying the site and the build or refurbishment, usually in two parts, with the build funds released in stages as the project progresses. Suited to new builds, conversions and multi-phase developments.
